Hi, we are in the process of buying a victorian mid terrace and the survey has come back saying that "the triangulation to the roof structure in the rear eaves void is incomplete".

They recommend that additional timber struts be installed to connect each alternate rafter to its corresponding ceiling joist.

However, they do say that there is not any evidence of roof spread so it might be just a precautionary measure.

My questions are:

1. Is the solution they mention a big job or costly. If so would you recommend getting a builder in to look beofre preceding with the purchase?

2. The vendor only had the roof reslated a couple of years ago. Would this problem not have been spotted back then if it really is a problem?

Thanks in advance

John

Splice plates are about 30p from Wickes, and then you need some 3x2. And you should screw them to prevent hammering from disturbing the plaster ceiling

If you are paying someone then it is more ackward than hard, so you will pay a premium.

Roofers don't normally check the roof supports
