Hi,

Refurbishing a property.

Don't really want to put the boiler in the kitchen, but under the stairs (downstairs). Their is enough room for it, however it's also in the same place where the consumer unit is.

If required I can box the consumer unit in.

As long as we meet all the requirements for copper length on the DHW flow (it's quite confined) can you see any reason why it can't go in here.

It's in a lovely convenient place to service !

p.s. The place used to have a back boiler. I've ripped everything out, will replace all pipework and radiators. The old system was 30+ years old.
 
Boiler and gas pipes must be at least 150 from any electrical fitting.

Also should not go under stairs if more than one floor above if those stairs are the only means of fire escape.

no combustible materiable should be withing 25 mm ( or as per the MI ) of any part of the vboiler.

MI need to be checked for any ventilation requirements. Unsually none now.

Paul, if the template does not fit, then the boiler cannot be fitted there. Also it is a bad idea to fit the boiler above the consumer unit/ electrics as there is bound to be a leak from the boiler sometime. Water and electricity are do not make a good mix.
 
DP,

I'd never fit ANYTHING relating to water above ANYTHING electrical.

The boiler will be fitted to the left of the consumer unit - as high as the template will allow it to be fitted.

Infact, I'll build an additional cupboard around the electrical unit as well as double line the underside of the stairs (only one story property) to ensure fire protection.

In additional, as their is a lack of airflow - tenants filling the area under the stairs with junk, I will put a 100mm airflow into it too. You can never have too many of those !

Little point in adding ventilation when its not required and can actually fuel a fire in an area where little would burn very fast.

Its important your tenants dont allow anything within 25 mm of the boiler. You might need a metal cage !
