I’m building a garden room and have got my levels a bit off.
The wall is two courses brickwork (around 140mm) then wall plate stud etc
I’m planning 100mm insulation and 18mm flooring on top of the concrete base as a floating floor. this leaves me 10-20mm short of the timber wall plate. Hence I’ll be mounting the skirting 10-20mm over the brick.
I’m concerned this will create a draught with no means to insulate. Apart from raising the insulation up (can’t due to doorway). Any ideas?
