Integral garage part conversion

Spoke to planning who said it wouldnt need planning permission but just building regs. - so it does not need planning permission. Spoke to building regs who said it may need planning permission!

- building control just include it may need planning permission as a standard sort of clause,it isn't up to building control to give planning advice. As I said previously bldg. regs approval is obtained by submitting a Building Notice OR a Full Plans Submission. Others have commented in earlier posts about things that need to be considered to comply with bldg. regs so Building Control inspecting it on site in the current form won't get it approved. Bldg Control are not a design service, you are not supposed to ask them how to build it but provide details of the proposed construction for their approval ,unless doing it under a Building Notice.
