Any idea what the costs are or is it different for each council?

The fees for Planning applications are the same across all LPA’s... £103.00 for a LDC (proposed use) application or £206.00 for a Householder application. The fees for Building Regulation applications vary amongst Council’s and as well as private Building Control/Approved Inspectors should you wish to go down that route. Check your Local Council for more information on fees.

' - that is what you said For bldg regs approval that would mean a Full Plans Submission if you are submitting drawings. A Building Notice is the alternative if you really know what you are doing and can risk Building Control approving it after things are built .

Yep thats what i said. The floor is damaged hence why i lifted it.

I just want to obtain the relevant approval before i start & go down the right channels.

Be weary of any potential Planning applications, in particular PD and Article 4 directions. I dealt with one a while ago where the previous owners had carried out a part garage conversion. I had been instructed to submit a LDC application for a rear extension for Planning to mention the existing conversion required formal approval as there was an Article 4 direction in place. They advised to put the garage back to how it was or submit a formal application for it. You may well be ok and no need to worry about Planning at all, but no harm in checking.

it was done before we moved in but there is no evidence of any approval etc.

Spoke to planning who said it wouldnt need planning permission but just building regs. Spoke to building regs who said it may need planning permission!

Building regs said to make an application and pay £258.00 then they will come to site to check all is ok.

Is this the norm?

As the current conversion works appear to not have been carried out properly, the previous owners may have done the works without checking the possible Planning/Building Regulation implications. To make sure it’s all done properly, it’s best to check the conversion works firstly never needed Planning and most of all, to make sure PD rights weren’t removed as such. Once that’s sorted, the OP can then deal with the BR side of things. The OP has today confirmed the works don’t require Planning so good news in that respect.

Building Control Officers can sometimes give incorrect Planning advice and vice versa. The fact Planning have confirmed the conversion works did not require Planning means you don’t have to worry about it.

Following on from that, Building Control have asked you to submit an application along with the fee of £258.00. Once you’ve done that, they can inspect the works in their current form and “possibly” advise what needs to be done for them to comply and formally signed off. Depending on how friendly your BCO is, they may help and offer you ways to comply while others may ask for you to provide the “compliant” information, which they will check and approve.
