I have horizontal cracks about a foot below bedroom ceilings, level with top of windows. These run round 3 rooms. There is no damp or condensation.
Could this be due to the finlock guttering? 1950s ex council house. Help!!

Yes its related to the gutter and is common.

Are the gutters lined? The external image indicates water soaking in to the concrete

Does it? Where is the water soaking in? As I wrote - there is no damp etc at all internally. Do you mean the grey top row of bricks?
The gutters havent been touched since the house was built.
So, you are suggesting the finlocks need replacing, there are three sides with these gutters - any idea of ball park cost?
Am selling the house after mum passed away - should I fix this, or sell as is?? I see you are a building surveyor, any advice gratefully received Woody, thanks

That crack will flag up as a major concern from a good surveyor, and worse from a numpty surveyor or valuation surveyor.

At least deal with the crack
