Hi everyone, I’d really appreciate some advice please. The roof shown in the photo was apparently replaced around 18 years ago. Could you let me know whether this looks like a straightforward repair or something that could become more significant? An indication of the kind of cost involved would also be really helpful.

Thanks in advance,
Jim.

It should be simple, but it looks like there is a bonding gutter beneath the tiles and so there may not be a way to secure any replacement tiles - that's why they may have slipped.

If so, its not impossible, just make sure that whoever does the work suitably secures the tiles, not just by sliding new ones in.

Get three quotes based on replacing three tiles and fashioning a strip of lead or stainless steel wire to stop the tiles slipping. You could probably sent that image and let them know if a ladder can be put up easily

Or fixing with a good quality tube adhesive, but some purists don't like this, but if done properly it would be OK.

No more than £150, at a guess

Cheers woody, I’m just about to move in and it was on the report but didn’t really give any advice. Once in it’ll be the first thing on the list

I went to one of those only last week, there was a garden wall exactly where I needed to place the ladder! Scaffolding tower £250 repair £200
