Hi everyone, just seeking a bit of advice

roofer replacing roof next door has taken some photos, please could the experts here take a look and say what's needed doing and what costs ought to be [in london]

-i can see valleys /gutters have some rubbish in them needs clearing [1st and 4th photos], and some mortar looks like it needs repairs [2nd and 3rd] is there anything else you'd recommend/advise

Difficult to tell without seeing the state of the chimney generally, and the leadwork around it. Is the roof leaking or is there damp inside?

No leaks to roof or damp inside that I'm aware of

Its not possible to go tell from the pics, but if all is damp free and watertight, and has been since you acquired the property it should be ok for now. Get the roofer to check the flashing around the chimney, the pointing, and the leadwork/fillet between the parapet and the roof
 
What does the roofer say is needed?

Does his "needed" mean "desirable"?
If it does, does that mean desirable for you or for him?
 
Get a price from him for cleaning the debris/moss from the valleys/behind the chimney and the mortar repairs and take it from there.

No water getting in atm by the sounds of it so no real point accepting a massive quote. But a reasonable one would probably be in your interest going forward. Depends on access. Region. What actually needs done. Anything above say £400 not really worth considering without further evaluation anyway. Anything under £200/£250 i,d probably take if their trustworthy enough anyway and they verify whats going to be done.

Not too sure how big a part london prices play in it tho.
