Kids play house

We had bought kids a garden play house couple of years ago and I since then I never did anything with it. But it looks like it needs some TLC. I'm not sure what's the best course of action to prolong its life. I've attached the pictures, could someone suggest what do I need to do with it? For example shall I sand it before coating it with paint/wood oil? What shall I get? Paint Or oil? Thanks.

Providing the roof works- sheds water, and this beyond the walls/down gutters and away, there should be little water going down the exterior of the walls.

The cracks in the wood seem typical of what wood does with age, so either an oil or a paint will add a little to the mix, by helping the wood shed water instead of absorb it, or less of it.

What has already been put on the wood will dictate what you can do at this point. Difficult/bad idea to put an oil over an acrylic paint, or an acrylic over an oil paint. Stick with what's gone before.....
