L Shaper Rear extension refused

Hi Everyone,

I am here for an advice.

Rear extension wrap around in detached house got refused.

Please see attached decision letter, existing plans and proposed plans. Please advise what is achievable realistically.

Don’t want to get refused again.

Do you think we have any chance of success if we stick with same plan and simply make full planning application?
 
Looks like it was prior approval for a larger home extension application but as it's a wrap around it is classed as a side extension which does not come under the prior approval scheme. Nor would it be permitted development so you will need a full planning application.

Yes, London Borough of Hounslow. It says as follows:
“guidance was taken from the Residential Extension
Guidelines Supplementary Planning Document- A Guide for Householders Adopted 20th December
2017.

Section 4.3 focuses on single storey rear extension, stating that a detached house can extend up to
4.25 meter.”

It seems like we may be able to get 4.25 m in Householder application
 
Ask for a refund from your designer if they advised that you could do that under PD.
You are right. It seems like he had no idea and I end up wasting money for nothing. I have contacted another architect who is going to apply 5.25 rear extension wrap around under householder application route. Fingers crossed let’s see what we get.

That looks like a pretty standard extension, and if applied for correctly would normally be approved. Subject to local planning policy that is.

If you were advised by and employed someone to do that prior approval application, you should seek a refund.

Before we go down that route there is a lot of information we are not being given. The existing house has a very strange layout so I suspect the rear addition/outrigger, or parts thereof are not original.
With a proper assessment maybe it can be permitted development/larger home extension (although doubtful)?
Mind you the proposed layout is bloody awful and the drawings are quite poor so I would question the competency of the designer.
