Leak near Hot Water Cylinder

As the OP claims not to have a boiler in the house - or not a commisioned one, he needs to be aware that some sort of system still exists?

Thanks for all of your replies.

To explain things a bit further...

We have in that cupboard just a hot water cylinder, powered by an immersion heater. We don't have any radiators in the house, so this only provides hot water for taps.

We also have an AGA cooker which we haven't ever used. There is also an oil tank outside of the house and what seems to be a pump on the outside wall for it.

I'm not sure if this may somehow explain the pipework?

The pipe that is leaking is going to the aga

You need to drain down and replace it with what I said before
 
No heating and an unused Aga so no cooking!

Seems that it needs a significant update to bring it up to standard!
