Leak under oak floor

Single plank Oak floor has a possible leak under one small area. Floor was secret nailed onto battens and has been down for 5 months so this is a new problem - floor well fitted and no other problems in any other area. Skirting board placed on top of floor. Wood in affected area has turned darker and has swelled. This dark staining and swelling has only appeared in the past two days and thats why Im assuming it is a leak from the central heating pipe that runs through the concrete subfloor. (nothing has been spilt on the floor and can see no other possible reason for this happening).

Please advise - Im at wits end because Im imagining worst thing possible is to pull off the skirting and then the floor in a newly decorated and finished room.

Make the sure leak is fixed first - you'll end up with more damage to the wood if you don't.

Remove the skirting boards as carefully as you can to allow the moist underneath the floor to evaporate quicker. Any water on wood left for a longer period will turn the wood black and it will need sanding deeply - if you're very unlucky - before can remove all of the stained area.
