leaking boiler pipe outside

Hello,

As you can see in my first pic I have had excessive leaks from this outdoor pipe which appears to connect to my hot water tank. Is this the pressure overflow pipe? If so, can someone please give me some advice about how to go about fixing it.

An unvented cylinder should be serviced every year - legal requirment - so when was it last done.

OP - check the float valve.

Start by rewashering or replacing the ballcocks, or at least determining if either or both are letting by.

I should have said that this is in a block of flats so I guess the float valve etc that you mentioned must be in the top of the building somewhere - would that be right? Cheers

Consider yourself lucky - nothing this schit company produces is any good. Both now and in the past.

This was a very expensive custom fabricated Store we had made by these muppets for a spceific job.

No - its in the little tank on the top of the Store.

Dan, the Seagull is a twin combination. I'm assuming seperate feeds to F/E and cistern.
