Leaking Soil Pipe

The soil pipe from my upstairs toilet is leaking on the the ground floor level .
I think the pipe is iron (40 years old!) and enters a ceramic boss just above floor level. Seal seems to have been cement but now only sand left!
What should it be resealed with please? Also the pipe is under built-in kitchen cabinets at about 3 feet from the nearest access point! Trained monkeys anyone?!

as a quick fix hemp soaked with plumbers mate and packed into boss
should get ya through,until ya get a permanent fix.
