Thank you. I am hoping my surveyor will come back with something useful in his report that I can take to a solicitor with party wall expertise.
Not sure how much technical resolution I'm going to get unless my neighbours can be forced to reveal what is under their false kitchen ceiling and let someone assess it properly. They sure as heck aren't going to do that unless it's an edict.
Even worse, they are now apparently planning to move, leaving me with this mess! Time is against me. I'll be chasing my surveyor tomorrow. I asked the forum the questions about the grout and the screed as my surveyor said he wasn't an expert in this (after I showed him the letter from their surveyor), which wasn't exactly encouraging given his hourly rate!
