Hi all,
We have a 2 storey double garage and the upper floor has been used for storage space. We have no intention of turning it into a granny flat but do want it more usable and potentially a space for my daughter's drum kit. I intend to do some insulating and the contents of which will be other threads on this forum. But from a building regs perspective, it will remain storage space.

Is there anything I need to do from a legal perspective and is there anything I should be proactive about in case we do change our minds in the future? There is not water running but the building does have solar panels on the roof and electricity supply. Thanks!

Sounds suspiciously like a dodgy conversion to me.

Well done. I'm looking to maximise my space without needing to do a full conversion and not claiming to do so. I'd rather not have condesation dripping on my boxes. I dont need a full conversion but I don't want to make a mistake of taking remidial steps now and then causing a problem in the future. But great comment. Very helpful.

Your post is a bit vague tbh, is this a space to be used by your daughter or just storage space? Will it have a stair? If you fit a stair it might be seen as being an illegal loft conversion, in the eyes of Building Control. But then you mention about changing your minds in the future, do you mean it might become a proper converted space at some point? In which case you might want to get the structural changes done properly now for example. Some clarity might help get some worthwhile responses.

Fair point - and i missed a salient bit of information. The upper floor has its own UPVC door leading to it from behind the garage. The garden level is such that you walk up steps to get to the lawn then there are some more steps to the upper garage door.

My thoughts are as you suggest - I don't want or need a full conversion at this point. Just make it a little more usable and right now it is not. And if I'm going to store boxes of DVDs that I don't watch any more, along with my wife's wedding dress I need that stability. And at that point it could be a temporary den for the kids to use every now and then.

But definitely not a "dodgy conversion". Quite the opposite - the basis for a conversion if needed in the future, and a stable storage room for the time being.
