Loft conversion – Costs

I will be looking at getting my loft converted into a bedroom or an office. I would want to do the work to the current regs so there are no future problems. My plan is do some of the work myself to save costs.

My question is how the costs of a conversion are split up.

i.e

Building regs application / Technical drawing / structural calcs
Strengthening the floor
Electrics
Stair case
Plaster boarding and stud work
Installation of skylight window

I don’t think the roof will need touching, because the area I want to use is already clear and the roof is not supported within the proposed floor space.
 
It depends who's appointed to take care of the planning/building regulation applications and who's appointed to take care of the site works.
