Hi all . My lovely neighbors - with out any party wall agreement have carried out a loft conversation and hoped I wouldn’t come across this in my loft !

Luckily I have and just wanted to see what people thought of this sort of work on the party wall ?

On the initial find of the gap/void I could actually see fully into neighbors property and see the builders walking down a new staircase ! -

Pictures have been taken from my loft and The builders very quickly tried to fix things ?

Any thought/advice much appreciated .

Ripped short trousers and plimsoles? To me that says a LOT about what type of builder he probably is. The fact that he didn't install any form of fire break between the two dwellings before doing any other work says a lot more. Maybe a quick call or two to Building Control and Planning departments at your local council is called for.

I can’t work out why their builder even came close to the party wall , let alone make the gap he has ? Something to do with new beams or cutting the original beams to supporting the new stairs maybe

In which case there should have been a party wall agreement, calculations and as it is a structural change building control inspection, surely?

Did they start the job by setting up a hitching rail outside next door?

Major fire risk, amongst other things. I would not rely on building control, but go straight for an injuction under the PWA whilst work is in progress and there's still time. Your insurers may pay the costs, otherwise pay yourself as they would be recoverable.
