Hi there,

Thought I could maybe use someone's expertise on long standing step crack.

Moved into the house 8 years ago had s basic survey (yes I know, first time buyer error) stated historic movement but not ongoing so we went ahead as the house ticked all other boxes.

Please see pictures the step crack goes diagonally up right then diagonally up left. It starts from the window opening which doesn't have external lintels is that the cause?

There are cracks below the window to seen in pictures.

These cracks haven't moved in 8 years. When decorating the inside we stripped the corresponding internal wall (cavity, double skin) back to original plaster and the cracks were not on the inside skin. No bulges etc in walls. Wall ties are fine.

Also on the estate there's a few ally ways and having a nosey at the gable ends of the houses there they have the exact same cracks?

Basically do you think it's the external skin with no lintels or the footings have moved at some point? After 8 years I presume I'm okay to repoint? Do I have to declare if I sell?

Any help appreciated.

Cheers

If the cracks haven't moved in eight years and the survey says historical then don't worry about them.

Not sure about having to declare them though if you sell

Crack on and repoint them and I'm hoping you will do a better job then it appears someone else did in one of your pictures!
