Looking at new project, need some ideas on cost

Hi everyone.

My partner and i are about to put an offer on a house which needs some renovation.

As I am going into this cold, I wanted to get some idea of average costs people have paid to

Rewire
Renew Plumbing
Add central heating

To a 3 bedroom house. Obviously these costs will be open wide, until i get a firm quote, but i am keen to see a worse case scenario on costs.

I can give you a best case...............materials@ trade price, labour£free. :LOL: . Just wait a while, the market`s gonna fall.
 
I've renovated a couple of houses, and I have budgeted £3K for a combi-boiler heating system, and £2K for a full rewire. I've not been wildly out so far.
Naturally the costs depend on size/volume of rooms, number of circuits, number of fancy extras and so on, but those are my budgetary figures.
Note 9 obviously applies!

i am a property developer and have just started a 2 1/2 bed semi. The rewire is going to be 1200 including all fittings and the central heating will cost 1800 with a basic boiler. If you are based around Manchester / Cheshire I can even recomend some tradesmen.
