I have a new condo (2 years old/approximately 80 units in the building), and the problem that I have is that the hot water that is coming out of the bath taps is lukewarm at times and then hot at other times. What is the reason that I am not getting hot water all the time? We don't run any other appliances when this occurs, and it's typically in non-peak water usage times that it happens. Any suggestions on how to fix this would be great! Thanks!

I would need to see your system before being able to diagnose the likely cause. Can you give me your 'Zip code'?, I'll be straight round. (mininum call charge might be a bit steep though.....) 
Seriously, some clue as to just what sort of a heating/hot-water system you have in your gaff would be a little help?
