I own a 3 bedroomed, 2nd floor flat in a purpose built block. In the last year I have spent £500 on repairs to 20 year old Gas boiler, new pilot assembly, thermocouple, overheat stat for £179, the last being £255 for a gas valve.

The question is - should I replace it (or have I replaced everything that can go wrong?)and if so what is the best boiler to choose (with hot water tank & central heating). There is a space restriction so the boiler needs to be a compact one. The flat is double glazed, so does not take a lot of heating. I need the boiler to be reliable too, so a couple of manufacturers names would be appreciated. I have been told fitting a new condenser boiler, with a drain to meet the new regs could cost £1500! Thanks for your help.

Yours must be a very simple boiler and will probably work reliably for another 10 years.

Its not very efficient but as long as its working I dont see any reason to spend about £2000 to replace it which will probably involve replacing the cylinder and fitting TRVs.
