I'm trying to figure out where the drains run on my 5 year old property. Say the kitchen is at the back of the property would it be common practice to run the waste pipe under the property or round the back and down the side of the house? Just wondering if there are any building regs guidance on this issue.

I doubt if they've run drains under the property, judging by the date of build. Exceptions, of course, for individual connections, such as bath to drain, shower to drain, WC to stack, etc.
Look for access chambers, lift the lids and note connections and/or direction of runs.

At that time I would guess that all runs of pipework should be roddable from one of the ends. So connections are probably made at access chambers.

There also may be two separate systems, 1: waster water (WC, whb, sinks, bath etc) and 2: surface water (rain and roof run-off)

Gravity and falls dictates direction.

It makes sense to try and exit the building as quickly as possible though this is not always the case so drains can run under the building.

Also, drains can run at the back of some buildings then across the fronts of others in the same row or street.

The only way to be sure is lift any inspection chamber lids to find out.

Be aware that there are often two drainage systems - storm and foul.

I think I'll wander off some where else and leave you to it.

Bye the bye, foul weather today so I thought I'd do the shopping for the next stage. Looks like everyone thought the same, BM was busy as I've ever seen it!

Thanks for the info guys. Will get some access chambers up and start flushing.
