we are knocking out some walls to make our lounge and kitchen into one room and getting a new doorway built we should be fireproof as it separates the kitchen area from the rest of the house. our builder has said a 30 min fire door should be ok to meet regs, is there a specific set rule or would that rule be set by the landlord of the block?

also approx. how much should it cost for a "fireproof" glass pane above the door?

99% of the time in a domestic setting a 30min door is all that is required. Presumably you are doing this under Building Regulations? They will determine exactly what is required. Its difficult to comment further without knowing the layout before and after tbh. I expect you would also need to submit plans to your landlord for approval too as part of your deeds. This is a flat in a block presumably? If you go for clear glass you will need to pay around £1000/m² for fire resistant glass and no that wasn't a typo. Georgian wired is obviously cheaper but looks pretty grim.

I'm confused

You say you are knocking out walls to make the kitchen and lounge one room, and yet you say you need a fire door to separate the kitchen from the rest of the house. So what is the kitchen leading to?

And you call it a house and then mention the landlord of the block. So is it a house or a flat? The number of floors will determine what fire precautions you need

apologies, it is a flat, not a house, on the 2nd floor. we have approval from the landlords to knock out the walls but they have not given us specifics around any fire regulations we should be following.

at the moment the lounge and kitchen are down a hallway to one side of the flat and the bedrooms are down the other, so this new doorway will separate the lounge + kitchen from the bathroom + bedrooms...

hope that clarifies any confusion

Still not sure where this new doorway is leading

You may not be able to have a bedroom accessing a lounge, as it could impede means of escape. It would normally need its door to access a hallway which leads straight to the front door

If the block is three floors in height, then fire precautions/building regs will apply. Fire doors will need to be 30 minutes with intumescent smoke seals and lounge and kitchen will need fire doors and there should be a protected means of escape to the front door

For your glass, Georgian wired glass is fire resistant and not that much more than standard 6mm glass, otherwise you will need Pyroglass or similar which is really expensive

thanks, that makes sense.

just to clarify, come in front door, turn left down hallway and new door leads onto open plan kitchen and lounge, in front of you is a door to bathroom and turn right down hallway to 3 bedrooms, so bedrooms can access front door without going near kitchen/ lounge are. so should be all good

thanks for advice on glass and 30 min door
