New extension

Hi all. I'm interested a new extension same size as conservatory. Obviously ill need new footings. Do you think a builder would work from my picture or do I need drawings it's a basic 3mx2.5 square with a door /window and velux. Drawings other than mine seem over kill... Picture of what at we have and what I'd like. Thanks Paul I can draw a basic drawing with dimensions easy enough..

If you trust the builder 110% that he knows what he is doing, and agree to a potentially inflated price to allow for his risk and the unknowns, then yes it can be done off the back of a fag packet.

Don't forget building regulations.
 
I've built small extensions for people on an hourly rate under a Building notice, but as said above you need to know the builder.
 
Which is best hourly rate or agreed project price? Thanks

Hourly rate is good if you are a competent and experienced project manager who has a good business relationship with the trades and respect on both sides.

Otherwise, not.
 
You need to trust the builders 200% if agreeing to pay them an hourly rate. And agree how long it is going to take. Otherwise they will be there all year.

Get a fixed price for the job and only agree an hourly rate as a basis for paying for extra work not foreseen within the fixed price.
