Hi all

I am about to have a crack at getting a house built, we have 4 kids and only 3 bedrooms at the moment so need the extra space very badly

Any tips will be appreciated, i need to keep the price down as much as possible

this question has a very large spectrum of answers. i guess u will post specifics later so i'll aim general.

i've never built a house so take my tips on that basis.

1) get a book out the library called house builders bible by mark brinkley
2) draw out the floor plans free hand yourselves, put them on the kitchen wall and develop them yourselves. when u feel you've got them right (walk every route) then get them drawn up and off to planning
3) spend a lot of effort reviewing the drawn plans - they tend to be very sketchy on detail and leave the builder much to interpret. try to visualise whats being proposed and don't assume the professionals know best or have it covered - ask and ask until your satisfied.
4) buy the materials yourself and get tradesman to do the work.
5) aim to get everything fixed price but don't get mean or awkward with the tradesman when things don't go as expected - remain focused on what's needed to achieve completion

this is a very hands on approach and u would need to give it 100% commitment 7 days a week.
