new roof over garage

garage currently has a felt roof which is leaking slightly and the lean to behind it has a upvc type roof.

I want to convert the garage into a roof and want to replace the whole roof with a pitched tiled roof. it will be about 3m wide by 13m long (to include a new bathroom downstairs)

this is for a semi -detached property where the garage wall is shared, where the gutter is currently. I was thinking of laying a single brick wall on my side which would allow the roof to sit on it and increase the height of the garage room.

what sort of money am i looking at for a new roof?
