I am building a double garage with studio/home office above, within
the curtilage of a detached house.Full planning permission has been
granted with a condition attached that it can not be used as a separate
residential dwelling.
I can take water,electric etc from the main house but would prefer to have
separate services.
Without it's own address this is difficult.It seems I can
have sub metering on a single supply,with separate billing but only on
prepaid meters which means paying more per unit.

any ideas much appreciated

The main house is rented but I would like to use the new build
myself for storage.It has it's own access.

It's not that big, alas.I let out a few properties and do all the
maintenance myself.I currently rent a lockup/store with no
power or water.I've built the new build myself on a shoestring.
The tenant is going to rent one garage and I will use the other
garage and space above.I just want water and electric that I
can pay for independently and preferably not at at higher unit rate!
 
Just install private check meters for your section of the outbuilding and give your tenant a credit for the consumption against his rent.

thanks,I've done this in the past and it's been a hassle.What with everyone
watching their bills so closely now the credit is always queried.
May be the only way?
