I always like to see requests for certificates, and communications with letting agents about anything unsatisfactory, to be in writing and sent recorded delivery.

Anything spoken may be mis-remembered or forgotten, or even denied.

In the unlikely event of an misfortune occurring, an agent who has received a written notification and done nothing about it is in a very difficult position. That's where I like to see them.

I cannot honestly believe my daughter is alone here, I'll bet there are other tenants on their books with similar issues.

I don't think she will be and I'd be interested to know if the same landlord has other properties. Unfortunately many tenants don't realise what the 'going rate' should be, which is a shame as it would force some landlords to up their game. Then you get to letting agents. They'll be some that are good but I heard quite a few people say that even when they've gone through an agent to get decent tenants that many agents are not doing their periodic checks. It just shifted the problem from trying to find a good tenant to trying to find a good agent.

I ask if the property is shared between more than one group of unrelated people because if it was then its classification for fire is highly likely to change. It would then probably probably fall under HMO (House in/of multiple occupation) and is deemed higher risk. The fire alarm may change and so may things like doors.

The portable Carbon Monoxide detector and also the portable smoke detectors you've bought are wise investments. There's nothing like having two independent (deliberately different manufacturers) lots of safety equipment and knowing its history. And better still they'll follow her when she moves
