no hot water

hi, i've just moved into a property, where a lot of diy and building has been done by the previous occupiers, one of the problems i have is that the water only comes out luke warm from the taps, yet the hot pipe from the combi boiler is boiling, i suspect that the pipes have been mixed somewhere in the run but cannot find it anywhere, does anyone have any other suggestions?

It's not impossible for a pipe delivering to suffer huge heat losses - could it be that the pipe run is long and that it might be uninsulated and/or in contact with much cooler materials?

Also, does the temperature increase if you run the tap for, say, 5 minutes? I don't mean this as a solution to your problem, just a means of gathering more information.
 
A simple test for cross coupling is to turn off the cold feed into the boielr and see if anything still comes out of the taps!

If so then thats your problem!

If not then you have a big heat loss!
