Non maintainted operate only in the event of a power supply failure.
Maintained are illuminated at all times (or can be switched on/off like a standard light), and also operate during mains failure. One single lamp does both jobs.
Sustained lights are as maintained, but have two seperate lamps - one for the mains, and one for when the mains fails. These are now very rare, the majority having been replaced by maintained.
