Hey all,

I'm buying a flat and have obviously been checking that the planning permission is all OK for the conversion of the house into flats and I noticed that the planning permission states it's for 1x 2 bed flat and 1x 3 bed flat. But the flats are actually 2x 2 bed flats. Well, one (the one we're buying) is 2 bedroom plus a lounge whereas the other is just 2 bed. Does that sound right or is it wrong that it's not stated as 2x 2 bed flats in the planning permission?

Also, the loft is converted and the planning gives permission for a dormer at the rear which is the case, but also on the front side are 2 sky light type windows. They're quite big. Does that sound like it's breaching the planning permission because there's no explicit permission for the sky lights?

Obviously I doubt anyone can give 100% answers, but any advice is much appreciated!

What are your solicitors/agents views on it?

Our solicitor said that we should try to find out ourselves. To be honest, it sounds like the windows are fine and the bedrooms situation is likely that the lounge could be considered a bedroom for the purposes of the planning permission.

I agree, but when it's beyond their ability I think it's right that they say to seek further advice. I guess it's fair enough if they're on a fixed cost basis! We're first time buyers so every last penny is going on the purchase so have very little left over to seek further legal advice!
