I want to build a base for a office in my garden, the base would be 6.5 mtrs x 3.5 mtrs.
The brick built office would ideally be 6 x 3 mtrs , it would have a flat roof and be under 2.5 mtrs high, I want to know where I stand with planning permission, and also the regulations concerning the boundary's , I would also like to have a toilet attached to this build can you help me with what I need to know about the sewer connections. Thank you

Does your local authority have a duty planning officer? If so, speak to them.

Basically if it's under 2.5m from the original ground level, you can build up to the boundary. Just make sure it doesn't take up more than half the space around the original house when added to any previextensions.ous

Waste of time; they'll just have some spotty teenager at the desk reading parrot-fashion from a Janet-and-John version of the Technical Guidance.

An office would require permission and is not PD whatever the size
