On going issues with Roof/ Guttering/ Chimney/ Ventalation and maybe more. Possible new roof needed.

Hi All,

Found the forum today after looking for some help with an issue he have had a month since moving into our first house.

It's a 3 Bed end terrace with a 1930-40s slate roof that is un-felted, in Blackpool.

We had started getting a smaller patch of damp/water appear on the wall and a small spot of about 5cm nearing the skirting board, after some time it would dry out but would be stained and colder than other parts of the wall, other days it would be wet to the point paint and water was left on your hand, this is the worse it has been this morning;

The whole area is what I assume is plaster-board as it is where the chimney breast is and just to the right of where the water is that is solid wall.

We have had 3 roofers in now and this is what has been said and done;

Builder 1

  • Re-Flashed Chimney
  • Re-Pointed Ridge Tiles
  • Coated Chimney in a repellent of some kind
  • Checked over roof and chimney cap (all looking good no damaged or slipped slates)
Happy with there work and it did need doing, just it didn't resolve the problem.

Builder 2
  • Had a look in the loft and has said the batons have started / have rotted
  • Looked at the guttering and thinks that could also be causing issues and letting water into the house due to this damage.
Builder 3

  • Has said that the batons are rotting / have rotted and need replacing
  • Thinks builder 1 may have not done something correctly when applying the new flashing that is causing it.
With this cold weather I have also noticed a fair amount of condensation in certain areas, it isn't a huge amount but it is beading on the back of the bear slates.

We have insulation above the ceiling and around the edge of the usable loft space, I can also see wind blowing into the loft from round the edge where the slate over hangs the wall so there is some sort of ventilation.

So I guess what I am asking is has anyone else had similar issues or can weigh in with a professional opinion with what could be causing this, at the end of the day we think we are going to need to get this new roof either way, but can't afford to do it right away so we want to sort the water issue out whilst we save for the roof.
