Only doing part of the work on planning application

Hi

I would be very grateful for some advice.

Architect has drawn some draft plans for our proposed house extension, this includes an extension at the back and front of the house. We can only afford to do the back of the house, and I would say it is unlikely but could possibly in several years time consider the front.

Should we only put the back extension on the planning application? or should we include the front as well just in case we did the work in the future??

If we only did the back and building control passed it etc, would there be any issue with for example selling the house and only part of the work (planning application ) has been done?

Assuming you got planning permission for both extensions, but only built the back one, that would not be a problem in the future.

You submit a separate Building Regs application for the rear extension, and will receive the completion certificate for that extension.

Even if they are both on the same drawing, you just stike through the front extension and describe the application as 'rear extension'.

Therefore if someone is thinking about doing 1 extension now and possibly one in the future, if they are confident they will get the planning it makes a lot of sense to put it on the same initial application?

In makes sense - I mean then you save yourselve the cost of having plans drawn up again and planning applications for the 2nd extension.

Yes, and it doesn't matter how long it takes before the 2nd extension is started

A few years back we added the top couple of floors to an apartment block whereby when it was originally built the developer ran out of funds and stopped short.

The original application and build was in 1972! :p
