Optimax HE Plus 31C losing pressure

Hi to all.
I was hoping to get a few more years out of it. It was installed in October 2009.

I've checked for leaks around radiators, but they're dry.
No drips from the bottom of the boiler.
I turned off the boiler, filled the pressure up and left it a few hours. The dial didn't move.
Is it likely to be something simple, like me, or should I just call out a gas engineer.

How many times do you need to re-pressurise the system?

Could be that the leak is under the floor where you cannot see it or easily check for leaks.

Do you have access below the floors?? or not???

Does pressure rise to around 3 bar when c/ heating is on for an hour ?
Have you checked the PRV pipe, outside ,for signs of water coming from it ?

I have to re-pressure after the heating has been on a couple of hours.

I don't have floorboards upstairs, they're 8 x 4 sheets, but I can't see any water coming through the ceilings.
Downstairs are solid floors. No puddles.

Just put heating on.
It's been constant at 1.5 bar until now since I re-pressured it last night just to use the hot water, no heating.
(That makes me think it's not the pipes?)

Now the fun bit.
Yes there's water coming out of the PRV pipe.
Yes the pressure went up to 3 bar after about 15 minutes.
Also, the pressure gauge is about a quarter full of water.

I've turned the heating off now.
Am I doomed?

Your expansion vessel isnt doing its job ,may just need recharging,may be knackered !!
The PRV may not fully re seat,and may need replacing. And obviously there is an issue with the gauge.
Engineer time !!
