Hello Everyone!

I wonder if anyone can tell me what the cause of this is?

Is it simply damp? Which is surprising to me as it is an internal wall with no other sign of dampness. Or is it something to do with how it was painted after it was plastered? Or something else?

By the way.. it wasn't me! I moved in here a year ago.

Thanks!
Mark

Hi Ken,

Yes there is a bathroom on the other side. There are no obvious leaks, and there doesn't seem to be any issue with the paint on that side though.

I would be very suspicious of the bathroom, the damage is fairly "concentrated" at low level and [I am now assuming] restricted to a fairly small area???

Within the bathroom, is there either a shower, or a bath , anything which will and does "conceal" a leak from pipework or indeed missing grout between tiles, anything that will allow water to "get at" the wall? especially perished, damaged, missing mastic sealants ?

To be honest the damage has all the hallmarks of a leak within the bathroom??

Hi Ken,

Yes it is in quite a small area and at low level. There is an area on the other side of the wall behind the bath that I cannot see. It did occur to me that there might be a leak there but I wanted to get some opinion before I went about taking the tiles off to explore! Now you have said this I think I'm going to have to have a look. Thanks for the advice.

Mark.

Suggest you remove the bath panel and have a good search around with a powerful torch? a mirror can assist greatly??

If the damage is at the "tap end" of the bath check the feed pipes, the overflow Etc.

If however the damage is on the long side of the bath check for mastic failure at the bath / tile interface, and loss of grout between the tiles, or even cracked tiles??

As an aside? is the floor timber or Concrete?

Tiles all look ok. Its at the bottom end of the bath, but the pipes to the top end pass by there behind some boxed skirting. Plus there are some pipes going through the wall on the way to the toilet. You can see the boxed skirting in the far left of the picture.

Some investigating then. Not sure it's rising damp as there is no 'tide line' or mould or anything. It doesnt even feel damp. Maybe like you say a small leak somewhere.
