Painting external render

Hi there after as much advice as possible guys.

We bought a house that had been allowed to go to rack and ruin and we have sorted out the interior but ran out of money before the exterior was done so i'm now looking at a DiY job.

The external surface is rendered and it has been patched in several places but the render is all sound, there are 2 sections that have been done recently and have never been painted. The surface has a lot of dirt/grime/salt from the sea which is about 5 miles away but, as the house is on a hill, the front gets battered by the winds off the sea.

So the questions I can think of are:
1) how do I best prepare the surface for painting (both the dirt and new unpainted render)?
2) what is the best paint to use?
3) should I be rolling or brushing?

As I said any advice at all would be greatfully received!
