Hi i'm buying a house in a few weeks and now with all the Part P about how do i now that the owner before me has had any work done (DIY) or through a company, how would i know if he has has anywork done as most cables are covered up.

Would the surveror pick it up or will i need to pay for someone to check it all and then find out if he has done any work himself and if so how do i go about getting this sorted.

Just a little worrying as don't want to have problems if i sell on, i know a plumber so the gas can be checked no problems. House was built 1900.

Regulations are not applied retrospectively, so even if he has done some work himself prior to part P, he was allowed too (assuming safe and to spec, etc, etc).

But i thought new rules came in on Jan 05 saying unless are a qualified electrican you cannot touch them, or you can but need the council to look at them. Both will give you a certificate saying work was done to standard.

So i still don't understand i'm afraid. :(

I find surveyors reports say things like "it was not possible to test the (drains/electrical installation/roof/underfloor damp/heating system/boiler), we recommend you have further specialist inspection carried out."

A surveyor won't spot anything that's covered up, and even if he could, he won't know what was done before the regs changed.

Get a Periodic Inspection Report carried out by a Qualified Electrician.
should cost £150 - £200 and will give you some idea of what is needed to bring the installation up to spec.
There is no way to be sure that dodgey DIY has not been perpertrated but will give you some peace of mind.

And if he did the work last year !

I always keep a portable time machine in my toolbox so I can go back to 2004.

See this is the problem with these crappy part p regs.
How can anybody prove when the work was done as long as i have a stash of the twin and earth in old colors

they can't and from what i remember to get you they don't just have to prove you did it after part Ps introduction they also have to prove you did it in the last 6 months (something to do with the type of offense it is iirc).

Oh come on, no sane DIYer would have thought to buy up a load of old cable :p

Damn right when the new colours were in use for a full 9 months before the introduction of part P ;)
