Party wall agreement needed or not??

Hi guys,

I'm building a single storey rear extension to replace an existing conservatory.
It's a 1930's semi. The adjoining side have the mirror image conservatory and have no issues with what we are doing. And the non adjoining side also have no issues with it
Do I need a party wall notice and a 3m notice respectively. Both I have spoken to today and they have said get on with it! They are both friendly about it and have no issues.

Should I draw them up or not? There doesn't seem a definitive answer but as they are both sound I'm tempted not to!

Party Wall Act = ££££, particularly with two neighbours involved, and for the good it does you may as well put that money down the grid.

Follow your instinct and get on with the job. Why keep PWA surveyors in clover?
