pitched roof on extension

hi everyone,
we are planning a front extension 7m2 to make our garage longer and to make the back part into a utilty room, the roof on the garage is pitched,

do we have to have a pitched roof on the extension? can it be flat?
and if we have to have a pitched roof how would it tie in with the existing roof and rough costs of the roof

In general you can apply for whatever you like through the Planning system or a Building Notice and they will tell you what is acceptable. I would ring your local Building Inspector and ask his advice first. It is impossible to say without seeing the job how it would tie in to the existing or the cost though.

It will be the planners, or more correctly the local planning policy which will determine if a flat roof is acceptable.

I's not a building control issue, as that will just deal with the technicalities of building it. The BCO won't be able to help in this case

If a totally flat roof is not acceptable, then some sort of partial pitch to the front to give the impression of a pitched roof will normally do.

But first, check if planning permission is actually required - google for " permitted development "
