i wonder if anyone can help and explain to me as I’m not a builder

I’m currently getting quotes for an orangery extension and I’ve asked for an internal dimension of 4500mn x 3100mm but the 3D CAD plans are coming back as written 4800mm and 3250mm on the CAD drawing why is that .

The 3250mm is coming off the house wall

So there 150mm bigger off all sides why us this? Where are the measurements taken from ?
 
If those are the external dimensions I’d be expecting 5000mm x 3350mm surely??? With a 250mm cavity wall

With these dimensions I’m not getting the asked for 4500x3100 internal

Weirdly, the dimension leaders dont seem to line up with the external brickwork.

I would expect the dimensions bigger by 600mm one way and 300mm bigger the other

That would make sense on 50mm insulation and 100mm concrete block =150mm

It makes no sense to take measurements from the inside face of the brick. I suppose the CAD drawing may have picked the wrong place.

250mm is unusual these days if its to be built under building regs. Perhaps it isnt!
 
It would help if you posted the plan view - which would normally be dimensioned, not the elevations.
