So I know I will need planning permission for a detatched garage, as it will be 'forward of the principal elevation'.

Only trouble is, I already have a shed which is above the allowed 2.5m2 'forward of the principal elevation' and a porch above the permitted 3m2, which isnt shown on land registry. Both of these were added by the previous owner some years ago.

So my question: When the planning officer makes a visit to me, are they likely to tell me I need to apply for retrospective planning for these before anything else?

Enforcement action cannot be taken if they have been there more than 4 years but in certain cases it can be up to 10 years; the regulations changed in 2010 in any case & I assume this is after the were erected. You will still need PP for the garage which is an unrelated matter.
