Planning Permission?

Hi all

After getting a couple of outrageous quotes for a porch I'm seriously having a think about DIY. I'm kind of a jack of all and master of none, I enjoy electrics but building isn't really my thing. Anyway, I know you need planning permission if you go above a certain size and as its only a porch I haven't to worry about that. But I've heard that there's something regarding how far from a road you are allowed to build. From my door to the end of the front garden is about 3.5 metres. Does anyone know of anything regarding permissions for a porch?

Rubbish you say? I live inbetween Bristol, Glos. and North Somerset, they all differ on what is acceptable.

No they don't. Permitted Development Rights do not differ from one LA to the next.

The p.d. rules for porches stipulate the maximum height (3m), the maximum ground area (3m^2) and the minimum distance to a highway (2m).
(this assumes no special circumstances).
These rules apply nationally.

However I just had a look at the portal, its had a make-over since I last used it and you're right it's now 3m.

What kind of quotes?

As far as building processes are concerned a porch differs very little from a standard extension, where the only savings perhaps could be made on insulation added etc. Also because of their small size they are likely to work out more expensive p/m² than regular extensions.

I am always astonished myself when sitting down working out what these things cost. Particularly those that have say a pitched clay tile roof with a couple of valleys and a gable. Expensive front door with windows front and side etc.

Just the lead-work alone on a fiddly pitched roof can be a heap of cash to supply and fit, particularly if the existing frontage is either tile hanging or shiplap. MARE!
