Please Help - Peeling Paint

Hi Everyone.

My parents had an extension built to their place in Spain a couple of years ago. They had a small patio area made with three walls enclosing it in a "U" shape (about 1 metre from the external wall of the house).

Shortly after the job was finished, the paint on the patio walls started flaking off. They told the contractor and he had it repainted. The same happened. Now the contractor is refusing to go back to look at it, let alone fix it.

From what my mum's told me the builder didn't put a dpc when building the three patio walls (which are about 2 m tall) as he said they wouldn't need it. The walls were rendered then painted. Does anyone know why the paint could be peeling off? Is there anything we could apply to the wall before painting it e.g. PVA (if so, does this come in an external grade?)?

Difficult to say im affraid..different climate, materials and surfaces etc..
 
Sounds suspiciously like the walls weren't sealed before painting hence the dry brickwork (which is more than likely in Spain) sucked all the moisture out of the paint before it had a chance to stick.
 
Basically strip all the loose material, seal it with a stabilising solution and then re-paint with masonry paint.

However, if it is down to lack of DPC (which IMO shouldn't be too much of a problem in that part of the world), I'm starting to get out of my depth. I would suggest though that if it is a DPC problem it would take some time for the paint to start flaking and would probably start flaking from the bottom of the wall.

Can't be any more specific I'm afraid, very difficult to judge at a distance, also unsure what is available material-wise in Spain.

I reckon without a damp course you wont cure it. Just have to keep scraping off every 2/3 yrs, coat up bare patches with thinned paint, then coat up overall. They had a lot of rain lately in spain (mostly when I was fkn there :roll: )

The weather has been pretty bad out there this year ... its all pretty hot now though ... or so I'm told ... although we've not done too badly over here today!!! :)
