please help with roof problem!!!

just wondering about a roof problem.

we've had a survey done for a house we want to buy and it came back saying the sarking felt is damaged and the ridge tiles are too, the survayer said this could mean the timber underneath could be rotting. the survay flagged it up as high importance.

we showed the survay to a roofer (who didnt look at the roof) and he said it would be bout £600 at a minimum. we have a roofer goin out tomorrow to look at it before we exchange contracts.

just wondered how bad it is if the sarkin felt and ridge tiles are damaged ? i know rotting timer isnt great!!!

without actually seeing the roof it would be impossible to know the actual extent of damage.It could be that only 1 or a couple of ridge tiles are damaged(or all),this would have a great bearing on cost for replacement.
The same can be said for the sarking felt.As for the timbers being rotten,yes they could be or then again they could be fine!!
You will need to have a proper inspection carried out before you can guage the extent and cost for the repairs.
