Hi folks wondering if this is a damp issue, seems to be always wet looking even in summer, theres a water tank on the other side of the wall and airsource unit, zero sign of damp inside its bone dry. Not sure how to go about investigating this.

Could be soaking up that render on the corner by the copper pipe. Chipping some off so the bottom is above soil level m
may help.
Also does water pool by the lantern, that could also cause it.

That copper [condensate?] pipe and possible leaks internally.

My understanding is that condensation pipes should be plastic, as cooper corrodes. Also it should be drained not just left to drip and locally saturate the ground

thanks, lantern was only placed there last week, damp seems to have been there over a year.

i think it might be the overflow for the water tank, we dont have ours in the attic as you normally would, so yeah my understanding is they are generally plastic but i dont know if thats standard. theres another pipe behind that one, assume thats for the airsource hot water cylinder

Get your coat on the next time it rains heavily. The answer is probably waiting to be seen, there could be an overflowing gutter, blocked drain or anything. But you won't see it while it's dry.

Yeah ill do that thanks. More photos here to show whats going on, gap between mine and the neighbours, just soil and rubble no drainage. The soffit seems pretty far out so not sure its from above. Feels dry to the touch though.

Definitely look while it's raining. I can already see that their industrial-style roof is overhanging the end of the gutter and slopes to the right so some will miss it.

I spent years and £1000s trying to eliminate mystery damp before I saw that the neighbour's downpipe was squirting straight into the soil. They grumpily sorted it, our damp went away.
