PP? BR notifiable?

Hi,

Two potential works to our bungalow. Can you tell me whether either will require planning permission, or have to be notified for building regs?

1) Move the back door. This is currently on the side of the utility room, and we want to move it to the end of the room. Similar distance from garden boundary wall. It will mean walking past the boiler to escape, but if the boiler was on fire I'd be using the front door instead!

2) Change an existing window in the kitchen into a door to the back garden. Eventually this will lead into a conservatory, but for now it will essentially be a new back door directly from our kitchen in exactly the position where the window is now. There are two other large windows which won't be affected.

Planning permission is not normally required for repairing, fitting or replacing doors and windows (including double glazing).

However, if the building is listed or is in a conservation area (or other designated area) you should consult with your local planning authority.

Also, if you are a leaseholder, you may first need to get permission from your landlord or management company.

In some situations, you may need to apply for planning permission if the council have removed your permitted development rights (Article 4).

To summarise, if the new/replacement windows or doors are installed by an approved contractor, then you will not need to submit a Building Regulation application. However, if these new windows/door have any structural implication (e.g. the new opening you're forming), then a BR application will be required, which can be done under a Building Notice. As for the replacing the existing window with a door... providing you're not making the opening any bigger that would require a new lintel, then an application would not be required from a structural point of view.

You mentioned about escaping past the boiler to escape. You clearly pointed out that you have an alternative means of escape, so there are no problems there.
