Remove partitions, garage door and track, existing boiler cupboard doors
Remove hot water cylinder and associated pipework
Excavate floor, remove concrete slab and reduce levels by 500mm
leave ready for build up
Form opening side wall for French doors and side lights and fix catnic
support to take brick soldier course
Form opening side wall for window and fit catnic support to take brick soldier course
Extend opening from lobby to new bedroom to take wider door and frame
Remove patio slabs and set aside, remove base to form level access
from new French doors
Reinstate floor with 1200 gage DPM, 150mm hardcore, 100mm insulation,
70mm screed leaving an allowance for 25mm for tiles and adhesive
Allow for pipes supplied in floor and wall for a radiator to be fitted in future
Supply and fit 100mm Celotex insulation between ceiling joists and 50mm insulated
plasterboard to underside

Timber casement window double glazed, all to match existing
New timber garage door to be fixed on external side of insulation to front elevation
Fix 6mm luxe board cementitious insulation board to floor screed
Supply and fit electric underfloor heating to complete floor
Supply and fit 600mm x 600mm porcelain tiles to complete bedroom floor
Making sure all thresholds through doorways are level access
Adapt patio and tiling to form level access from French doors
Full decorations to ceiling, walls and all woodwork using vinyl matt to ceiling and
washable emulsion to walls, satin to all woodwork
Fully decorate all external walls to new bedroom in 2 No. coats of masonry paint,
undercoat and 2 No. full gloss to window and door. Stain varnish or undercoat and 2 No. gloss to new garage door
