Prior Notification for demolition of existing extension.

Quick planning law question:
Is p.n. required for demolishing an existing small domestic extension (an old lean-to) and its replacement by a larger extension which, by itself, would be permitted development?

It's not so much the size, despite a dwelling being notifiable at any size, but more that it wont be demolishing a "building" but just part of a building.

But, if the application for the new extension states that the old extension is being demolished, then the subsequent permission covers it regardless.

That was part of my problem; the proposed extension was p.d. (ie max 3m from the back of the house).
But prior to me doing the plans, the client had already called out a planning officer, who said that the proposal would need p.p. because of the old lean-to, which would have to be demolished.
I couldn't understand this at first because it was a small structure, but unless I'm mistaken, further reading suggests that the planning officer was right. In which case, an extension which on the face of it would be p.d., should in fact need planning permission.

Looks like it's 1-0 to the planners. :eek:

Apparently, the demolition is PD if it relates to whole buildings, so removing part of a building is an alteration which is not PD as per the GPDO 2015 and so requires permission [under the Prior Notification process]
